Welcome to Wonder Homes ("we," "our," or "us"). These Terms and Conditions ("Terms") govern your use of our real estate investment platform and services. By accessing or using our platform, you agree to be bound by these Terms.

If you do not agree to these Terms, please do not use our services. We reserve the right to modify these Terms at any time, and your continued use of the platform constitutes acceptance of any changes.

All investments are backed by real, tangible properties located in Nigeria. We do not guarantee specific returns, and all investments carry inherent risks.

4. Eligibility

To use our platform, you must:

• Be at least 18 years old
• Be a Nigerian citizen or legal resident
• Have a valid bank account in Nigeria
• Complete the KYC verification process
• Provide accurate and complete information
• Comply with all applicable laws and regulations

We reserve the right to refuse service to anyone at our discretion.

5. Registration

To create an account, you must:

• Provide accurate personal information
• Create a secure password
• Verify your email address
• Complete identity verification
• Provide bank account details

You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.

6. Investment Terms

6.1 Minimum Investment

The minimum investment amount is ₦5,000 for both one-time and monthly investments.

6.2 Investment Duration

Investments have a minimum lock-in period of 6 months. Early withdrawals before this period may incur penalties.

6.3 Returns

Returns are not guaranteed and depend on property performance, market conditions, and other factors. Historical returns are not indicative of future performance.

6.4 Property Selection

We select properties based on our investment criteria, including location, potential returns, and market conditions. Investors cannot choose specific properties.

7. Fees and Charges

Our fee structure includes:

• Management Fee: 2% per annum on invested amounts
• Performance Fee: 10% of profits above 12% annual returns
• Withdrawal Fee: ₦500 per withdrawal request
• Early Withdrawal Penalty: 2% of principal for withdrawals before 6 months

All fees are clearly disclosed before investment and may be subject to change with 30 days' notice.

8. Withdrawals

8.1 Withdrawal Process

Withdrawals can be requested through your dashboard and will be processed within 5-7 business days to your registered bank account.

8.2 Withdrawal Limits

Minimum withdrawal amount is ₦1,000. Maximum withdrawal per request is ₦5,000,000.

8.3 Withdrawal Restrictions

Withdrawals may be restricted during property transactions, legal proceedings, or regulatory requirements.

9. Investment Risks

Real estate investment carries inherent risks, including but not limited to:

• Market volatility and economic downturns
• Property value fluctuations
• Rental income variations
• Regulatory changes
• Currency fluctuations
• Liquidity constraints
• Property damage or loss

You should only invest money you can afford to lose and should seek independent financial advice if needed.

10. Limitation of Liability

To the maximum extent permitted by law:

• We are not liable for any investment losses
• We do not guarantee investment returns
• Our liability is limited to the fees paid to us
• We are not responsible for third-party actions
• We exclude all warranties and representations

This limitation applies regardless of the legal theory and even if we have been advised of the possibility of such damages.

11. Termination

11.1 Termination by You

You may terminate your account at any time by contacting our support team. Outstanding investments will be handled according to our withdrawal policies.

11.2 Termination by Us

We may terminate or suspend your account if you violate these Terms, engage in fraudulent activity, or for other reasons at our discretion.

11.3 Effect of Termination

Upon termination, your access to the platform will cease, but your investment rights and obligations will continue according to the terms of your investments.

12. Governing Law

These Terms are governed by the laws of the Federal Republic of Nigeria. Any disputes will be subject to the exclusive jurisdiction of the Nigerian courts.

We are licensed and regulated by the Securities and Exchange Commission of Nigeria (SEC) and comply with all applicable Nigerian financial regulations.

13. Changes to Terms

We may update these Terms from time to time. Material changes will be communicated to you via email or through the platform with at least 30 days' notice.

Your continued use of the platform after changes become effective constitutes acceptance of the new Terms.
